Everase Corp. Expands Into The Former SunGard Recovery Services Building
Roddy Inc., the Bensalem, PA industrial and commercial real estate brokerage firm, announced that it represented ShaiSar LLC, a real estate investment company, in the acquisition of 184 Railroad Drive, Northampton Township Business & Technology Center, Northampton Township, Bucks County, PA from Sungard Availability Services, LP who were represented in the transaction by Justin Bell of Newmark Grubb Knight Frank.
The fully air-conditioned flex building is sprinklered throughout, offers two tailgate loading docks, 14 foot clear ceiling heights, extensive parking, approximately 4,000 square feet of office area and features a new roof installed in 2014. The building is serviced by a Caterpillar diesel 750 KVA generator, an Emerson 450 KVA Liebert system and provides 240/480 electric service.
Frank Roddy, President of Roddy Inc., advised that the 20,010 square foot facility situated on 2.0 acres, which was sold to ShaiSar LLC for $900,000, will be fully occupied by Everase Corporation as an additional facility for the company—over and beyond its current facility, located with the same park—due to the company’s growth.

Colliers is involved with Two Sales for Expanding Companies
Colliers International represented seller, Brookwood Financial Partners, in the sale of One Greenwood Square in Bensalem, PA. The 60,705 square foot building was purchased by Philadelphia Police & Fire Federal Credit Union. PFFCU has offices at neighboring Four Greenwood Square, and was looking for additional space to expand. Colliers worked in relocating the existing tenants in One Greenwood Square to provide the contiguous space that the credit union required. Philadelphia Police & Fire Federal Credit Union will be occupying two floors of the building later in 2017, with an existing tenant to remain in the building.
Colliers International represented the seller, Reist Marketing Organization LLC, and the buyer, Bio-Pharm in the sale of 220 Rittenhouse Circle in Bristol. Bio-Pharm, a manufacturer of generic pharmaceutical products, needed additional space. The company purchased the 100,800-square-foot building 49 percent leased, which will allow long term flexibility for growth. Bio-Pharm chose this location because of the proximity to its headquarters in Levittown.
